Getting ready to sell

Documents that buyers' lawyers usually ask for:

  • Title deed and land registry (cadastre) details
  • Topographic plan for land and houses with a plot
  • Building permit and approved plans, where there is a building
  • Energy performance certificate for homes
  • Engineer's certificate on the legal status of the property

General guidance only. Your lawyer and engineer will confirm exactly what your property needs, and Elena can help you get anything missing in order.

Questions sellers ask

Something else on your mind? Ask Elena.

How is the asking price decided?

Elena visits the property, looks at what comparable homes and land nearby are listed and sold for, and recommends a price with the reasoning behind it. The final decision is always yours.

Do I need to be in Crete to sell?

No. Many owners live abroad. Elena hosts the viewings, sends you feedback after each one and works with your lawyer, who can advise whether signing through a power of attorney suits you.

How long does selling usually take?

It depends on the property, the price and the time of year. Elena gives you an honest view at the valuation visit and keeps you updated as viewings happen.

What documents will I need?

Usually the title deed, a topographic plan, building permits where there is a building, an energy certificate for homes and an engineer's certificate. Elena can help you get anything missing in order.

Can I sell a house that needs renovation, or a plot of land?

Yes. Stone houses, ruins and land all have their own buyers. Clear information about permits, access and potential is what helps them find the right one.

What happens after I request a valuation?

Elena replies personally to arrange a visit at a time that suits you. She explains how she works and her terms before you agree to anything, and there is no obligation to list.
