Buying land to build in Crete: what to check first

A beautiful plot is only a good buy if you can reach it, connect it and build on it. The questions to ask before you fall for the view.

Open land at sunset

Land is where some of the best value on Crete is found, and where most surprises hide. Before making an offer, a few practical questions should always be answered by a local engineer and your lawyer.

Access

Is the plot reached by a public road, and is that access registered? A track that neighbours have always used is not the same as legal access.

Utilities

Ask how far the nearest electricity and water connections are, and what bringing them to the plot would involve. Distance can make a significant difference to your budget.

Building potential

What can be built depends on the plot's size, location and planning zone. An engineer can confirm this before you commit, so the house you imagine is the house you can actually build.

  • Registered road access
  • Distance to electricity and water
  • Planning zone and permitted building size
  • Boundaries and registration status
  • Slope, orientation and views

This article is general information, not legal or technical advice. Every plot should be checked by independent professionals as part of the purchase.
